Tell us what you noticed
Send the form or call. A stain, a shingle in the yard, a drip during the last storm. Any detail helps us know where to look first.

Inspect and trace the problem
We walk the roof, check flashing, vents, valleys and shingles, and follow water to its real entry point. Everything is photographed and written down.

You approve the repair scope
Before any work begins, you see the photos, the cause and an itemized scope for the fix. If a repair is not the right answer, we say so and explain the alternatives.

Repair, clean up, walk through
We make the approved repair with matching materials, clean the site and walk the finished work with you, with photos of the completed area.

Repair or replace?
We tell you which one you actually need.
Some companies sell a new roof to every leak. Others patch roofs that are already at the end of their life. Neither serves you. Our inspection looks at the age and condition of the whole roof, not just the spot that is leaking, so the recommendation fits the roof you have.
A repair usually makes sense when the damage is limited to one area, the surrounding shingles are still flexible and holding their granules, and the deck underneath is dry and sound. A roof replacement starts to make more sense when problems are spread across several slopes, shingles are brittle, or repairs are becoming a yearly habit. On some low-slope roofs, a roof coating is a third option worth checking.

Roof repair questions
What Fort Collins homeowners ask about roof repair.
How do I know if my roof needs a repair or a full replacement?
It comes down to how widespread the damage is and the condition of the rest of the roof. Isolated damage on an otherwise sound roof is a repair; brittle shingles and problems on several slopes point toward replacement. The inspection findings show you which case you are in.
Can you repair just a few missing or damaged shingles?
Yes. Shingles are replaced course by course, and we check the seal on the surrounding shingles at the same time so the patch does not become the next weak spot.
Will the repaired area match the rest of my roof?
We match the shingle profile and color as closely as the current product lines allow. Older roofs have faded, so a new shingle can look slightly darker at first, and we tell you that up front.
My ceiling is stained but the shingles look fine. Where is the leak coming from?
Many leaks start at flashing, pipe boots, vents or nail pops rather than the shingles themselves. Water can travel along the deck before it shows inside, so we trace it from the stain back to the actual entry point.
How long does a roof repair take?
Most single-area repairs are finished in a few hours to a day once materials are on hand. Larger repairs or work that involves the deck take longer, and the schedule is part of your written scope.
Should I put a tarp on the roof while I wait?
If water is actively coming in and you can do it safely from a ladder, a tarp can limit interior damage. Do not climb onto a wet or steep roof. Tell us it is tarped and we will plan the inspection around it.
Is the roof repair inspection really free?
Yes. The inspection, the photos and the written findings cost nothing and are yours to keep. You only pay for repair work you have approved in writing.
Will homeowners insurance cover my roof repair?
Sudden storm damage is often covered and gradual wear usually is not, but your policy and your insurer decide. We provide the photos and written scope you can share with them; we do not negotiate claims or promise outcomes.
