When to get one
Four moments when an inspection pays for itself.
- After a storm. Hail bruising and lifted shingles rarely show from the ground. Get the roof documented while the date and the damage are fresh. See hail and storm damage repair.
- Before buying or selling. Know the roof’s condition before it becomes a negotiation or a surprise after closing.
- When the roof is aging. An inspection tells you whether a repair, a coating or a replacement is the sensible next step, and when.
- Before an insurance decision. A documented inspection tells you whether damage exists before you decide whether to file, and gives your insurer clear photos if you do.

Schedule
Send the form or call. We ask what prompted the request and set a time that works for you. You do not need to be on the roof, but being home helps if you want to see the photos on the spot.

Walk the roof and exterior
We inspect each slope, the flashing, vents, valleys, gutters, siding and trim, and check the attic side if it is accessible. Problem areas are marked and photographed.

Review the findings with you
You see every photo and get the findings in writing. If work makes sense, you get an itemized scope. If it does not, we say so. Either way, the decision is yours and there is no deadline attached to it.

Is the roof inspection really free? What is the catch?
It is free, and there is no catch. The inspection, photos and written findings cost nothing and are yours to keep. If work is needed we would like to earn it, but you are under no obligation.
How long does a roof inspection take?
Most homes take about an hour on site, longer for large or complex roofs. Reviewing the photos and findings with you adds a few minutes at the end.
Do you actually get on the roof, or inspect from the ground?
We walk the roof whenever it is safe to do so. Hail bruising, lifted seals and cracked pipe boots are not visible from the ground. When the pitch or conditions make walking unsafe, we use ladders and close-up photography and tell you what could not be reached.
Should I get an inspection before I call my insurance company?
Many homeowners do, so they know whether there is damage worth reporting before a claim goes on their record. Check your policy’s reporting deadlines either way, since those run from the date of the storm.
Can I use your inspection report when selling my house?
Yes. The photos and written findings are yours, and many sellers share them with buyers or agents. A documented roof condition removes one of the common sticking points in a sale.
How often should a roof in Colorado be inspected?
After any hail or high-wind event, and otherwise every few years as the roof ages. Front Range sun and freeze-thaw cycles wear shingles faster than milder climates, so an aging roof deserves a look before problems show up inside.
Will you pressure me to buy a roof after the inspection?
No. You get the findings and the options, in writing, and the decision is yours on your own timeline. If the roof is fine, we tell you that.
